Working With a Small Space?

If your room is small with sloping ceilings, here are a few suggestions:

--  Place the bed on an angle just opposite the entrance to the room for a larger, spacious look.

--  Paint the sloped section of the wall two shades lighter than the other walls.

--  Place items in groupings of three or five to give balance (two pictures plus tabletop group of three items)

--  A small room can make for a very inviting, peaceful room with the right amount of furniture and the right lighting. (light green is a very peaceful color!)

Narrow windows, such as dormers, pose a decorating challenge.  You don't want to limit the light in the room anymore that it already is, yet the room does need to afford privacy.  Here are some easy solutions for those narrow windows in small spaces:

-- Place the curtains on hinged rods.  It creates more space and allows maximum light during the day and privacy at night.

-- Straight curtain panels can be made more decorative simply by adding ribbons to attach to the rods.

Color Makes a Difference...

Don't forget that the lighting in the room can make the same color appear totally different.  If you are purchasing furniture or reupholstering your existing furniture, it's a good idea to get a swatch of the material and place it on the furniture in different sections of the room.  You may want to use a contrasting fabric if there are dark sections to give the room more interest.

What is the % change in market value of Chapin homes (Lakefront vs. Non-Lakefront) 2007 to 2008?


Answer : 

8% Decrease in Non-Lake Front Homes in Chapin; 12% Decrease in Lakefront Homes in Chapin.  There are several caveats that impact the increase or decrease in average sales price, particularly in homes on and around a lake.  According to national statistics, market value in general increases about 22% if your home is located within 300 feet of water.  In Chapin, there has been considerable growth, including the development of several communities that are located closer in to Columbia than communities such as Timberlake, Night Harbor, The Oaks, Forty Love, etc.  Homes in these newer communities compare in size but are more moderately priced (i.e., $200,000 - $250,000).  As more of the moderate priced homes sell, the "average sales price" is decreased overall. 

Lakefront homes are entirely different.  The market value is impacted by the type of water the home is located on (i.e., back of cove vs. deep water, the type of view, the amount of linear feet on the water, etc.).  If there are three homes that sell and they are all located on deep water with great views and over 100 linear feet on the water, the average sales will be higher than if three lakefront homes sell that are located in coves. 

Overall, lakefront and lake access homes have appreciated more over the past several years than the other market segments in the greater Columbia area.  As the gas prices increase, people begin to consider driving distance, monthly budget for gas, etc. in their decision to purchase a home.  People who are retired and looking for a lake/golf community are less concerned with these factors.  In short, there will also be a market for lake access and lakefront homes because water is a commodity -- you can't create more lakefront!
