My 14 Step Marketing Plan

My 14-step marketing plan is designed to get your home the maximum amount of exposure in the shortest period of time by identifying where the potential buyers are and then targeting that segment of the market to reach them. Each step involves proven strategies to showcase your home to key people that can either buy your home or help us find the right buyer: Prospective homebuyers, local real estate agents, lenders, professional affiliates and investors, for example.
By tracking the source of buyers for my listings over the past several years, I’ve been able to identify what works most effectively for different types of listings and incorporated this into my 14-Step Marketing Plan as follows:
1. Price your home strategically to be competitive with the current market and current price trends. Estimate your net sales proceeds based on sales price and other terms.
2. Provide a consultative visit with the Professional Stager on my team to help showcase features that buyers are most interested in, provide advice on accessories, closets, fresh paint, furniture placement, etc., and improve drive-up appeal.
3. Place For Sale signage, complete with property flyers that are accessible to drive-by prospects.
4. Use an Interactive Voice Response system to provide free recorded information about your home 24 hours a day, 7 days a week. Each inquiry will be followed-up with a personal phone call from me.
5. Distribute Just Listed “Pick Your Neighbor” marketing to neighbors, encouraging them to tell their family and friends about your home.
6. Optimize your home's Internet presence by posting it on local and global MLS systems and adding multiple photographs and creative descriptions. I will also feature your home on my websites: www.WelcomeHomeColumbia.com, www.LakeMurrayHomeConnection.com, www.ColumbiaHomeConnection.com, enter the listing into the Keller Williams Listing Website to gain exposure to 80,000 agents (3,000 in the Carolinas), and place it on the enhanced version of “Realtor.com” for maximum exposure in the search engines.
7. Expose your home to more than 2,100 agents in the Columbia market via the MLS and send email flyers with pictures & highlights of your home. Target my marketing to active real estate agents that specialize in selling homes in your price range and area. Contact all agents who have registered buyers with needs similar to your home on an ongoing basis.
8. Preview homes that come onto the market in your price range to stay abreast of the competition. Send a color flyer to the listing agent to encourage them to show your home if the home they have listed does not meet their buyer’s needs.
9. Advertise your home in a real estate magazine, neighborhood newsletter and direct mail campaigns.
10. Create a virtual tour of your home and place it on multiple websites to attract local and out-of-town buyers. Present you home to all of the agents in the office via a “Virtual Office Tour” at our Office Team Meeting (there are usually about 40 agents in attendance). Supply you with DVDs of the home tour for you to leave out for potential buyers to take (so they’ll remember your home, even if they have seen several that day!)
11. Create an Open House schedule to promote your home to prospective buyers.
12. Create a home book including features of each room, a Market Snapshot, and community/school profiles with graphs and charts. I will also provide comment cards and flyers for your property. Showcasing additional information and photos of your home and neighborhood will attract extra attention.
13. Contact active buyers in my database who are looking for homes in your price range and area.
14. Coordinate all activities with the buyer’s agent, closing attorney, inspectors and the lender to ensure the closing on your home goes smoothly.
