Tip:  Bedrooms are often a “retreat”.  There should to be space for the bed as well as “living area,” even if the room is smaller.  This room was huge but difficult to judge the amount of space, particularly with a large waterbed right inside the door.  Every room has a “focal” point and a best use.  When you walk into each room, pay attention to what your eye is drawn toward.  Can you readily identify what the room is used for?

  Ask anyone who spends a good deal of time in the kitchen what is the most important feature is and he/she will tell you work surface.  It is difficult to be a great cook and a great juggler at the same time!  Make sure your countertops are cleared and clean.  Items on the counter should be limited to a coffee maker and decorative item.

  This Dining Room is spacious and opens through French Doors to a lovely deck and tranquil backyard.  But at first glance, the room is anything but tranquil!  Potential buyers need to feel comfortable with the amount of space the room provides.  In this case, many would assume this dining room is just too small to accommodate dining room furniture.

 Staging the exterior of a home makes it inviting.  Many times, buyers will bypass a home strictly based on outside appearance and we all know you can’t judge a book by it’s cover.  A minimal dollar investment can make all the difference!  Here is an example of an inexpensive “staging” of the exterior of a home:

  This lake home was small and plain with very little curb appeal.  Simply painting the front porch floor and steps, repairing and planting the retaining wall, adding shutters, painting the front door, trimming the front & back trees and adding a few plants and chair make a more welcoming entrance to this charming lake cottage. 
 
  Tip:  Consider the best feature of the home.  In this case, it’s not the home – it’s the lake.  Low lying branches on the trees in front and behind the home blocked the views of the lake.  Remember, you can’t sell what you can’t see!
